Dear Cindy & Chuck,

We would like to offer some items toward your reopening:

  • Commercial Freezer: we saw it as a gift to us from a friend. Obviously, we have no use for it and realize that the resort needs a commercial refrigeration unit.
  • Commercial Microwave: we bought it new, but again, have no use for it and realize that a commercial unit would be able to pass inspections.
  • Washers and Dryers (2 sets): these were packed in error, as they from our homes and viewed as personal property.
  • 100 Gallon Water Heater: we purchased it at the end of the summer from General Plumbing. The heater in the lodge is on its last leg, and was extremely unreliable toward the end of the summer.
  • Registration Books: have finally been found, along with the registration cards.

We will deliver these items when the road opens.

In return, we would want to close the escrow account.

Both liquor licenses are 'shelved' and up for sale. If you would like to purchase either of them, we are interested in selling them at Fair Market Value. ABC has told us that the going rate is for the #20 is $5,000 and the #47 is $25,000 - $35,000.

In closing, we would like to add that we see no reason to continue this feud between us. Elevated and prolonged attorney costs will only affect us all negatively. We entered into Dardanelle Resort as friends and for the most part, united as one large family. We are still coping with the anger and hurt feelings about the loss of the Resort. We are confident in saying that we only had and continue to have the best intentions for Dardanelle Resort and the great people who love it.

For us, it was definitely the experience of a lifetime and we now fully understand the sorrow you felt when you left the resort. Clearly we can all agree that the people on that mountain are some of the best that this world has to offer.

We literally gave up everything that we had to make this transaction final. The end result for us has been catastrophic, both emotionally and financially. The fact remains, we were unable to gain financial backing due on forestry land. This is neither your fault nor ours. It is however, the clear language used on over 30 lender refusals.

If we had it in a perfect world, we would be with your family this summer, laughing again around the campfire, and this letter would have never been written. We are sure you would agree.

The position that we are in, however, is unpleasant to say the least. We can continue to point fingers and raise voices toward one another, but at what cost. At this point we could like to extend the proverbial olive branch to your family and put this feud to rest. We want and are willing to help you in anyway that we can to kick off this summer season and with your approval be a part of it.

We are hoping this letter finds you in good health and are anticipating your reply.

The Lopas Family.
